1. Reception Hours & Check-In
  • Reception Hours: 7:00am – 8:30pm

  • Late Check-In / Early Check-Out: Check-in after 8:30pm or check-out before 7:00am incurs a 300 THB service fee

  • Guests must present a valid passport and credit card upon arrival

2. Payments & Prepayment
  • Payments are processed via Stripe or official booking channels (Cloudbeds, Booking.com, Hostelworld)

  • Credit card details must be valid at the time of booking

  • We reserve the right to pre-authorize or charge the card according to the selected rate plan

  • The timing of prepayment depends on the rate plan and booking channel and is clearly shown at the time of booking

Important – Transaction Fees

Credit card transaction fees are automatically deducted from all refunds, modifications, and cancellations.

These fees are charged by payment providers and cannot be refunded.

3. Cancellation & Rate Conditions

Flexible – 30 Days (Standard Rate)

  • Free cancellation up to 30 days before arrival

  • 100% charge if cancelled within 30 days

  • Full prepayment processed 30 days before arrival

Early Booker (30+ Days in Advance)

  • Same conditions as Flexible – 30 Days

  • Must be booked at least 30 days before arrival

  • Full prepayment processed 30 days before arrival

Weekly Rate (7+ Nights)

  • Flexible – 30 Days applies

  • Full prepayment processed 30 days before arrival

Non-Refundable Rates

  • 100% charged after booking

  • No refunds, modifications, or cancellations allowed

All Other Rate Plans

Any rate plan not explicitly listed above is considered non-refundable and charged in full after booking.

4. No-Show Policy

If a guest does not arrive, the reservation will be marked as No-Show at midnight on the check-in date and 100% of the reservation amount will be charged.

5. House Rules & Community Guidelines
  • Outside food is not allowed inside rooms

  • Please use shared kitchen and common areas respectfully

  • Smoking is permitted only in designated areas near parking

  • Shoes must be removed before entering indoor areas

  • Respect quiet hours and the mindful community atmosphere

  • Use water, air-conditioning, and electricity consciously

  • Parties and loud behaviour are not permitted

6. Damage Deposit
  • Blessings Home: 500 THB

Collected on arrival (cash or card authorization) and refunded after checkout, subject to inspection.

7. Breakfast Inclusion

If breakfast is included in your rate plan, it is provided as a complimentary value-add, not a paid product.

Breakfast is non-refundable under any circumstances, including if unused.

8. Liability Disclaimer

While we take great care to provide a safe and comfortable environment, Blessings Home & Café is not responsible for:

  • Lost or stolen items

  • Personal injuries or accidents

  • Weather conditions

  • Transportation disruptions

Guests are responsible for their own safety and belongings during their stay.

Blessings Group Booking Terms & Conditions
1. Deposit & Confirmation
  • A 30% deposit is required to confirm and block availability

  • The deposit is non-refundable, but may be transferred to another booking within 12 months, subject to availability

2. Balance Payment
  • Remaining balance is due 60 days before arrival

  • Early Payment Bonus:

    Full payment 90 days before arrival receives an additional 5% discount

  • Bookings made within 60 days of arrival require full payment upfront

3. Group Cancellation Policy
  • Deposit: Non-refundable

  • Cancellation more than 60 days before arrival: 50% refund of balance (minus fees)

  • Cancellation less than 60 days before arrival: No refund

4. Transaction & Administration Fees

All payments are subject to transaction and administration fees (approx. 5%).

In case of refunds, these fees will be deducted from the refunded amount.

5. Special Offers

Early bird rates and special offers are non-refundable and must be paid in full by the stated deadline.

1. Retreat Reservation

Retreat reservations are confirmed once payment has been successfully completed through our official website or booking partners.

Due to the limited group, all retreat bookings are subject to availability and confirmation.

2. Payment Policy

Full payment is required at the time of booking to secure your retreat spot.

Payments are processed securely through Stripe or official booking platforms.

All prices are listed in Thai Baht (THB).

Transaction fees charged by payment providers are non-refundable in case of cancellations or refunds.

3. Cancellation Policy

Because retreat spaces are limited and prepared in advance, the following cancellation policy applies:

  • More than 30 days before retreat start 50% refund of the retreat price
  • Within 30 days before retreat start No refund available

Guests may transfer their booking to another person if they are unable to attend.

4. Minimum Participation

Blessings Retreats reserves the right to cancel or reschedule the retreat if the minimum number of participants is not reached.

In this case, guests will receive a full refund of the retreat price.

Transportation costs or additional travel expenses cannot be reimbursed.

5. Travel & Insurance

Participants are responsible for arranging their own travel to Koh Phangan.

We strongly recommend purchasing travel insurance that covers:

  • trip cancellations
  • medical emergencies
  • travel disruptions
6. Health & Personal Responsibility

Participants are responsible for their own physical and mental wellbeing during the retreat.

The retreat offers mindful practices and supportive spaces but does not provide therapy or medical treatment.

7. Accommodation

Retreat participants stay in shared dorm rooms with private bathrooms at Blessings Home & Café.

Room allocation is managed by the retreat team based on booking order and availability.

Private room upgrades may be available at additional cost.

8. Community Guidelines

To maintain a respectful and supportive retreat environment, we ask all participants to:

  • respect quiet hours and shared spaces
  • remove shoes in indoor areas
  • act with kindness and awareness toward others
  • use water and electricity consciously

  • The payment method, timing, and refund rules depend on the booking channel and selected rate plan
  • Some fees (e.g. extra beds, damage deposits) are paid directly on-site

Cancellation policies depend on the rate plan selected at the time of booking.

Standard Rate

  • 42 days before arrival
  • If cancelled after the free cancellation period, 100% of the reservation amount is charged
  • Prepayment may be facilitated by Stripe or the booking platform

Non-Refundable Rates

  • 100% charged after booking

  • No refunds, modifications, or cancellations allowed

Early Bird / Weekly / Monthly Rates

  • Conditions vary by rate plan

  • Discounts apply in exchange for stricter cancellation rules

  • Details are shown clearly before booking

4. Grace Periods & Exceptions
  • Some platforms allow short grace periods (e.g. cancellations within 1 hour of booking)

  • Any grace period is platform-controlled, not guaranteed by the property

  • Medical, flight, or personal reasons do not automatically qualify for refunds

5. No-Show Policy

If a guest does not arrive:

  • The reservation is marked No-Show

  • 100% of the reservation amount is charged

  • No refunds apply

6. Damage Deposit
  • Damage Deposit: 1,000 THB

  • Collected in cash on arrival

  • Refunded in cash at checkout, subject to inspection

7. Children & Extra Beds

Children of all ages are welcome

  • Children aged 3 years and under stay free of charge when using existing bedding or a baby cot (subject to availability).

  • For children aged 4 years and above, as well as additional guests, extra person charges apply.

  • These charges vary depending on the room type, rate plan, and season. The exact price will be shown during the booking process.

  • Extra beds and baby cots are subject to availability.

8. Pets
  • Pets are allowed on request only

  • Additional charges may apply

  • Approval must be confirmed in advance

9. House Rules & Community Guidelines
  • Respect quiet hours and shared spaces

  • Smoking only in designated areas

  • Use water, AC, and electricity consciously

  • Colorful Hut is not a party resort

  • Disruptive behaviour may result in eviction without refund
