Reception Hours & Check-In

  • Reception hours: 7:00am – 8:30pm

  • Check-in after 8:30pm or check-out before 7:00am incurs a 300 THB service fee

  • Guests must present passport and valid credit card upon arrival

Payment & Prepayment

  • Payments are processed through Stripe or channel integrations (Cloudbeds, Booking.com, Hostelworld)

  • Credit card information must be valid at the time of booking

  • We reserve the right to pre-authorize or charge the card according to the rate plan

Important: Credit card transaction fees are automatically deducted from all refunds, modifications, and cancellations. These fees cannot be returned because payment providers do not refund them.

Cancellation Conditions

Flexible – 30 Days (Standard Rate)

  • Free cancellation up to 30 days before arrival

  • 100% charge if cancelled within 30 days

  • Prepayment processed 30 days before arrival

Early Booker (30+ days advance)

  • Same cancellation rules as Flexible – 30 Days

  • Must be booked 30 days or more before arrival

Weekly Rate (7+ nights)

  • Flexible – 30 Days applies

  • Prepayment processed 30 days before arrival

Non-Refundable Rates

  • 100% charged after booking

  • No refunds, modifications, or cancellations allowed

All Other Rate Plans

  • If not explicitly listed, rates are considered non-refundable

No-Show Policy

If the guest does not arrive, the reservation is marked No-Show at midnight and the full amount is charged.

House Rules

  • Outside food is not allowed inside rooms

  • Please use the shared kitchen and common spaces respectfully

  • Smoking only in designated areas near parking

  • Remove shoes before entering indoor areas

  • Respect quiet hours and mindful community vibe

  • Use water, AC, and electricity consciously

  • Parties and loud behaviour are not permitted

Damage Deposit

  • Blessings Home: 500 THB

  • Colorful Hut: 1000 THB

    Refunded after inspection at checkout.

Breakfast Inclusion

If breakfast is included in your rate plan, it is considered a complimentary value-add, not a paid product.

It is not refundable under any circumstances, including if you choose not to use it.

Liability

We are not responsible for:

  • Lost or stolen items

  • Injuries

  • Personal accidents

  • Weather conditions

  • Transportation disruptions

Blessings Group Booking Terms & Conditions

1. Deposit & Confirmation

A 30% deposit is required to confirm any group booking and to block availability.

The deposit is non-refundable, but can be transferred to another booking within 12 months (subject to availability).

2. Balance Payment

The remaining balance is due 60 days before arrival.

Early Balance Payment: If the balance is fully paid 90 days before arrival, the group receives an additional 5% discount on the total booking value.

If the booking is made within 60 days of arrival, full payment is required upfront.

3. Cancellation Policy

Deposit: Non-refundable.

Balance: Cancellation more than 60 days before arrival → 50% refund of the balance (minus fees).

Cancellation less than 60 days before arrival → no refund.

4. Transaction & Admin Fees

All payments are subject to transaction and administration fees (approx. 5%). In case of a refund, these fees will be deducted from the refund amount.

5. Special Offers

Early bird discounts and special offers are non-refundable and must be paid in full by the stated deadline.
